Per our discussion earlier, please see the below list of issues found on the 25 Windermere site during today’s temporary drainage inspection:
- Reinforced Filter Fabric Fencing was not placed around the area of the proposed pool as shown on the temporary drainage plan, nor had the fence included reinforcement or had been dug-in as shown in the detail provided and required by the City.
- Inlets had not been provided filter fabric inlet protection underlaid below the inlet top.
- Tree protection fencing has not been adequately maintained and was seen fallen over in many instances.
- The pipe through curb as required on the drainage plan was not placed in a condition equal to or superior than the curb removed, as required by the notes provided on the drainage plan. Please refer to the picture I had sent while on-site. The curb concrete material appears less than adequate or was not formed correctly, not to mention that there appears to be vertical rebar dowel placed outside of the curb itself. The curb must be doweled in place as specified on the detail, but in no way should the rebar be in the roadway.
- In many places, it appears that the pipes, inlets, and cleanouts have not been placed as shown on the drainage plan. Many areas either appear un-aligned, missing inlets, or missing cleanouts as specified on the plans.
As issues continue on this property, I must remind the builder that it is of the upmost importance to follow the drainage plan that has been provided by their engineer. I would also like to recommend that when I return for an inspection at this property that it may be in the builders best interest to provide someone on site so that I am able to convey any problems to, so that it may reduce any confusion towards the reason of failure.
If you have any questions, feel free to reach out. But a meeting needs to be set at this point.
Now the city is threatening to shut down the entire project.
